There is no single figure. What there is, is a method for arriving at a number you can actually plan around.
The honest answer is that nobody can quote you a reliable figure from a house type alone. A three-bedroom bungalow in Lokoja and a three-bedroom bungalow in Maitama can differ by a multiple, not a margin, and the difference sits in land conditions, foundation depth, specification and how the project is managed.
A realistic budget is built from the bottom up: site clearing and setting out, substructure, superstructure, roofing, mechanical and electrical, finishes, external works. Each of those lines is priced against a specification, not against a guess. That document is your bill of quantities, and without one you are not budgeting, you are hoping.
The second factor most property owners underestimate is time. Material prices in Nigeria move, and a project that stalls for eight months does not resume at the price it paused at. Delay is a cost line even when nobody invoices you for it.
Before you commit to any number, get a professional cost plan against your actual drawings and your actual site. It is the cheapest part of the project and it protects everything that follows.
