Most construction disputes in Nigeria trace back to a decision made before work started: the client chose on price, or on relationship, and not on evidence of capability.
Ask for completed projects you can visit, not only photographs. Ask who will actually supervise your site day to day and what their qualifications are. Ask how you will be told when something goes wrong — because on a real project, something will.
Look closely at the paperwork a company offers before you pay anything. A serious contractor will put scope, specification, programme, payment stages and variation procedure in writing. A company that resists documentation at the quoting stage will not suddenly produce it at the dispute stage.
Finally, check that the company is registered and that the person signing your contract has the authority to bind it. This takes an afternoon. It has saved property owners years.
